Building Regulations
and Planning Permission

The kind of room you want to create in your garden dictates whether you need planning permission. This will also influence if our work needs to comply with the Building Regulations.

Building Regulations

As a rule of thumb, garden rooms don’t need to adhere to the Building Regulations unless they contain sleeping accommodation. If you want to include a space with sleeping facilities, then, a Building Control officer will need to sign-off your structure before completion.

You must also take into account the size of the floorspace you want us to create in relation to your original home’s boundaries.

Planning Permission

In most cases, the garden rooms our landscaping, construction and groundwork contractors build qualify as a permitted development. This means that, if your proposed design falls within the stated conditions and limitations, you don’t need local authority planning approval. Of course, this makes your project more efficient and cost-effective.

The list of conditions and limitations is too long to cover on this page, but the most important relate to the new structure’s footprint and height.

To fall within permitted development rights, these outbuildings must not take up over 50% of the land in your garden. They also must not exceed 2.5m in height. When calculating the former point, you must include any previous extensions to your original Farnham, Guildford, Leatherhead or local-area home.

If you want to meet permitted development criteria, you also cannot use your new building as self-contained or sleeping accommodation. This rules out TV aerials and satellite TV facilities.
