The kind of room you want to create in your garden dictates whether you need planning permission. This will also influence if our work needs to comply with the Building Regulations.
As a rule of thumb, garden rooms don’t need to adhere to the Building Regulations unless they contain sleeping accommodation. If you want to include a space with sleeping facilities, then, a Building Control officer will need to sign-off your structure before completion.
You must also take into account the size of the floorspace you want us to create in relation to your original home’s boundaries.
In most cases, the garden rooms our landscaping, construction and groundwork contractors build qualify as a permitted development. This means that, if your proposed design falls within the stated conditions and limitations, you don’t need local authority planning approval. Of course, this makes your project more efficient and cost-effective.
